Rental Deal Analyzer offers a free web-based rental property calculator, deal-scoring tool, and local tenant management features. Optional Pro features may be offered for a subscription fee.
You must be at least 18 (or the age of majority in your jurisdiction) to use the service. Using the calculator does not require an account; if you sign up for Pro, you are responsible for keeping your credentials secure and for activity under your account.

Property numbers and tenant records you enter are stored locally in your browser by default. You retain ownership of that data. If you opt into cloud features, you grant us a limited licence to store and process that data solely to provide the service.
The website design, code, articles, and brand are owned by us and protected by copyright and trademark law. You may share links to articles and quote short excerpts with attribution. Republishing entire articles or copying the calculator's UI is not permitted without written permission.
Pro subscriptions, where offered, renew automatically until you cancel. You can cancel any time and will retain access until the end of the current billing period. Refunds are issued at our discretion for clear cases of misbilling or service failure.
The service is provided "as is" without warranties of any kind. We do not guarantee accuracy, availability, or fitness for any particular purpose. Real-estate markets, taxes, and laws change constantly — always verify independently.
To the maximum extent permitted by law, our total liability to you for any claim arising out of the service is limited to the amount you have paid us in the previous 12 months (which may be zero for free users). We are not liable for indirect, consequential, or punitive damages.
We may update these terms or modify the service from time to time. Material changes will be posted here with a new "Last updated" date. We may suspend access to anyone violating these terms.
These terms are governed by the laws applicable at our operating jurisdiction. If any clause is found unenforceable, the rest remain in effect.
